Gr\u00e2ce \u00e0 sa plateforme <em>Impact DPE<\/em>, <a href=\"http:\/\/www.seloger.com\">SeLoger<\/a> met en lumi\u00e8re les cons\u00e9quences concr\u00e8tes de cet indicateur devenu central : recul marqu\u00e9 des<strong> locations de passoires thermiques<\/strong>, baisse significative des prix \u00e0 la vente, allongement des d\u00e9lais de transaction\u2026 mais aussi regain d\u2019int\u00e9r\u00eat pour certains biens, port\u00e9s par des tarifs plus accessibles. D\u00e9cryptage d\u2019un changement majeur que les acteurs de l\u2019immobilier ne peuvent ignorer.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Vente vs location : les passoires thermiques plus nombreuses \u00e0 la vente<\/h2>\n\n\n\n<p>Depuis la promulgation de la loi et sa mise en \u0153uvre progressive, la part de passoires thermiques propos\u00e9es \u00e0 la location recule nettement. \u00c0 l\u2019inverse, la proportion de logements \u00e9nergivores mis en vente ne cesse d\u2019augmenter. Tandis que ces biens disparaissent peu \u00e0 peu du parc locatif, ils affluent d\u00e9sormais sur le march\u00e9 de la vente, signe d\u2019un transfert progressif initi\u00e9 par les nouvelles contraintes r\u00e9glementaires.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"768\" height=\"498\" src=\"https:\/\/3gimmo.com\/blog\/wp-content\/uploads\/2025\/05\/DPE-1.jpg\" alt=\"\" class=\"wp-image-651\" srcset=\"https:\/\/3gimmo.com\/blog\/wp-content\/uploads\/2025\/05\/DPE-1.jpg 768w, https:\/\/3gimmo.com\/blog\/wp-content\/uploads\/2025\/05\/DPE-1-300x195.jpg 300w\" sizes=\"auto, (max-width: 768px) 100vw, 768px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Passoires thermiques : une d\u00e9cote marqu\u00e9e, des \u00e9carts de prix selon les zones g\u00e9ographiques<\/h2>\n\n\n\n<p>La performance \u00e9nerg\u00e9tique d\u2019un logement a un impact direct et significatif sur sa valeur sur le march\u00e9 immobilier.<br>En moyenne, les biens class\u00e9s F ou G affichent une d\u00e9cote d\u2019environ 15 %, soit \u2013452 \u20ac par m\u00b2 par rapport aux logements class\u00e9s D. Ce d\u00e9lai plus long s&rsquo;explique par les restrictions locatives \u00e0 venir et la r\u00e9ticence de certains acqu\u00e9reurs face aux travaux de r\u00e9novation.<\/p>\n\n\n\n<p>Cependant, ces biens continuent de susciter de l&rsquo;int\u00e9r\u00eat : les annonces de logements class\u00e9s G g\u00e9n\u00e8rent en moyenne +67 % de contacts en plus qu&rsquo;un bien class\u00e9 D, et celles class\u00e9es F, +32 %. Cette dynamique se traduit par une diff\u00e9renciation claire des loyers en fonction de l&rsquo;\u00e9tiquette DPE.<\/p>\n\n\n\n<p>Parall\u00e8lement, l&rsquo;\u00e9volution du stock de biens \u00e0 louer en France montre une baisse significative de l&rsquo;offre de logements les plus \u00e9nergivores. Depuis janvier 2021, le nombre de passoires thermiques disponibles \u00e0 la location a diminu\u00e9 de pr\u00e8s de -64 %, contre -37 % pour les biens class\u00e9s A \u00e0 D. Ce recul plus marqu\u00e9 sugg\u00e8re un retrait progressif de ces logements du march\u00e9 locatif, en lien avec les \u00e9ch\u00e9ances r\u00e9glementaires et les actions de r\u00e9novation entreprises par les propri\u00e9taires.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pour conclure<\/h2>\n\n\n\n<p>Le DPE s&rsquo;impose d\u00e9sormais comme un crit\u00e8re aussi structurant que la localisation ou la surface d&rsquo;un bien. Il red\u00e9finit profond\u00e9ment les \u00e9quilibres du march\u00e9 immobilier.
